Summary Market Report for Emerald Isle and the Crystal Coast NC for
October 2009
Emerald Isle had 10 closed residential properties in Archers Point, The Point, Sea Dunes, Pebble Beach, Spinmakers Reach, The Islander Suites (2), Ocean Oaks, Lands End, and two in unincorporated locations.
The average sales price for the closed "homes for sale" in Emerald Isle
in October of 2009 was $418,380, the low was $149,000 and the high was
$81,100,000.
A total of 6 homes for sale went under pending status in October
including Pebble Beach, Pier Pointe, Sound of the Sea, Sea Crest, and 2 properties in
unincorporated locations.
There were 3 listed land or lot for sale that closed in Emerald Isle in
October one in the Sea Oats subdivision and two in unincorporated
areas. No lots went under pending sale status in October.
The Swansboro, Cedar Point and Cape Carteret area had 17 sold properties
in the following subdivisions: Silver Lake, Star Hill North, Coldwater Creek, The Villages at Swan, Russell Park, River Reach, White Horse Ridge, and 2 of the homes for sale closed in unincorporated areas.
Cape Carteret had 8 of the closed properties, 6 for Swansboro, and 2
for Cedar Point. The average sales price for October in the area was
$331,829, the low was $79,900 and the high was $1,975,00.
In October 9 properties went into the pending sales status located as
follows: 5 were in Swansboro, 1 was in Hubert, 1 in Cedar Point, and 2 in Cape Carteret.
The homes for sale that went under contract for sale were located in the
subdivisions of Silver Lake, Star Hill North, Coldwater Creek, The Villages at Swan, Russell Park, River Reach, White Horse Ridge, and 2 in
unincorporated locations.
Lot and Land activity for the Swansboro, Cedar Point and Cape Carteret
area in October 2009 reflected no pending sales and 1 closed sale
located in the subdivision of Country Club Point.
The Crystal Coast MLS residential sales for October 2009 came in at
95 closed properties and 99 homes for sale that went under contract
for sale. The average price for the SOLD properties was $274,964, the
low was $49,000 and the high was $1,975,000.
Land and Lots for sale in the Crystal Coast MLS showed 10 closed sales
with an average price of $321,930, a low price of $45,000 and the high
being $995,000. There were also 5 land or lot for sale that went under
contract pending status in the MLS this month.
