Summary Market Report for Emerald Isle and the Crystal Coast NC for
November 2009
Emerald Isle had 11 closed residential properties in Archer's Point, Lands End , Pebble Beach (2), Deerhorn Dunes , The Sands, Sea Crest , Sound of the Sea, Pier Point, Holly Point, and 2 in an unincorporated location.
The average sales price for the closed "homes for sale" in Emerald Isle
in November of 2009 was $338,727, the low was $165,000 and the high was
$690,000.
A total of 7 homes for sale went under pending status in November
including Lands End , Pebble Beach, Point Emerald Villas , Shorewood, Sound of the Sea, and two in unincorporated locations.
There was 1 listed land or lot for sale that closed in Emerald Isle in
November. No lots went under pending sale status in November.
The Swansboro, Cedar Point and Cape Carteret area had 13 sold properties
in the following subdivisions: Ardan Oaks , Five Aprils Plantation , Coldwater Creek (2) , Silver Lake , Star Hill North , Magens Bay , Bogue Bluff , Forest Ridge , The Villages at Swansboro , Russell Park , River Reach , White Horse Ridge ,and 2 of the homes for sale closed in unincorporated areas.
Cape Carteret had 5 of the closed properties, 5 for Swansboro, 1
for Cedar Point, 1 for Newport and 1 for Stella. The average sales price for November in the area was
$231,723, the low was $134,900 and the high was $400,000.
In November 15 properties went into the pending sales status located as

in Swansboro.
The Crystal Coast MLS residential sales for November 2009 came in at
117 closed properties and 64 homes for sale that went under contract
for sale. The average price for the SOLD properties was $229,003, the
low was $59,000and the high was $1,350,000.
Land and Lots for sale in the Crystal Coast MLS showed 13 closed sales
with an average price of $153,223, a low price of $3,000 and the high
being $435,000. There were also 7 land or lots for sale that went under
contract pending status in the MLS this month.
