2009
Emerald Isle had

residential "homes for sale" located in the subdivisions of in
Cape Emerald, Emerald Isle by the Sea, The Sands, Osprey Ridge, Queens
Court, Spinnakers Reach, Ocean Forest and two homes were located in unincorporated
areas. The average sales price
for the closed properties in May of 2009 was $481,333, the low was
$160,000 and the high was $965,000. The average days on market for homes
for sale that sold in May 2009 was 303, for pending sales 202 was the
average resulting in a 267 overall average.
A total of 5 homes for sale went under pending status in May
including in Lands End,
Archers Point (2), and 2 pending homes are located in unincorporated
areas of Emerald Isle.
There was 1 land or lot for sale that closed in May, not in a subdivision and
one lot for sale that went into pending status also not in a
subdivision. The average price
for the closed lots in May of 2009 was $165,000. The average days
on market for homes for sale that sold in May 2009 was 231, for pending
sales 186 was the average resulting in a 208 overall average.
