Summary Market Report for Emerald Isle and Surrounding Areas for
June
2009
Emerald Isle had
7 closed
residential properties in
Lands End (2), Sunset Harbor, Ocean Oaks, Surf
Landing Cove, Oakland Hills, Pebble Beach and one in unincorporated
location. A total of 8 properties went under pending status in June
including Ocean Forest, Emerald Isle by The Sea, Columbus Square and 4
properties in
unincorporated locations. There were no land or lot sales
or pending sales in Emerald Isle in June.. The average sales price
for the closed properties in June of 2009 was $601,714, the low was
$253,000 and the high was $962,000.
The Swansboro, Cedar Point and Cape Carteret area had 15 sold properties
and 14 properties went into the pending status in June. Cape Carteret
had 5 of the closed properties, 7 for Swansboro, 2 for Cedar
Point and 1 in Stella. The Pending Sales tallied to 6 in Swansboro, 3
for Cedar Point and 5 for Cape Carteret. The sold properties were
located in the subdivisions of Star Hill, Star Hill North, Bluewater
Cove, Ocean Spray, Magens Bay, Holland Farm, Coldwater Creek (2), Old
Hammocks, Swansboro Heights, Pirates Cove, River Reach, and 2 in an unincorporated locations. The average
sales price for June in the area was $242,113, the low was $118,000 and
the high was $400,000.
Lot and Land activity for the
Swansboro, Cedar Point and Cape Carteret area in June 2009 reflected 4
pending sales and no
closed sales.
The Carteret County MLS residential sales for June 2009 came in at 136
closed properties and 118 properties that went pending. The average price
for the SOLD properties was $283,156, the low was $25,000 and the high
was $1,660,550. Land and Lots in the county showed 7 closed sales with an
average price of $88,114 a low price of $10,800 and the high being
$200,000. There were also 12 land or lot properties that went under
contract pending sale in the MLS.
