Summary Market Report for Emerald Isle and Surrounding Areas for
April
2009
Emerald Isle had
5 closed
residential "homes for sale" located in the subdivisions of in Ocean Oaks,
The Breakers, Queens Court, Emerald Landing and Pebble Beach. A total of
2 properties went under pending status in April
both were located in unincorporated areas of Emerald Isle. The average sales price
for the closed properties in February of 2009 was $395,000, the low was
$250,000 and the high was $510,000. The average days on market for
closed homes for sale was 154, for pending sales the average was 295
resulting in an overall average of 194 days on market.
There were 2 closed "lots for sale" an no lots went into the pending status Emerald Isle in
April 2009. One of the lots was located in
Dolphin Ridge and the other in Archrer's Point. The average sales price
for the closed properties in February of 2009 was $775,000, the low was
$750,000 and the high was $800,000. The average days on market for
closed "lots for sale" was 429.
The Swansboro,
Cedar Point and
Cape Carteret
area had 11 sold properties
and 1 properties went into the pending status in April. Cape Carteret
had 5 of the closed properties, 5 for Swansboro and 1 in Stella.
The Pending home for sale is located in Swansboro. The sold properties were
located in the subdivisions of Star Hill, Star Hill North, Bayshore
Park, Quailwood Village, Riverwatch, Swansboro Landing, Deer Run and Coldwater Creek. The average
sales price for April in the area was $213,832, the low was $118,000 and
the high was $400,000. The average days on market for closed homes for
sale was 188, for pending sales the average was 77 resulting in an
overall average of 179 days on market.
Lot and Land activity for the Swansboro, Cedar Point and Cape Carteret area in
April 2009 reflected

residential sales for April 2009 came in at 101 closed properties and
16 properties that went pending. The average price
for the SOLD properties was $228,065, the low was $45,000 and the high
was $1,400,000. Land and Lots in the county showed 7 closed sales with an
average sold price of $275,294 a low price of $15,000 and the high being
$800,000. There was also 1 land or lot property that went under
contract pending sale in the MLS area.
